Green Mills Group and Special Compass, Inc. are co-developing Special Compass Living (SCL), a future $34MM+ new construction, garden-style, supportive housing community in Pembroke Pines, Florida. The community will provide approximately 60 affordable residences to individuals with intellectual and developmental disabilities (IDD) in Broward County. Residents will have access to supportive services, a clubroom, game room, interactive library, gym, and on-site management. Construction will meet or exceed the NGBS ‘green’ certification requirements.

SCL will have a community-based Service Coordinator to provide dedicated case management coordination. The on-site resident programs and services will include employment training, housing sustainability training, cooking, and home economic classes, essential financial management, and resident game/holiday parties.Green Mills will serve as the lead developer and managing partner; Special Compass will be the land lessor and co-developer. Our team is currently in the initial application stages and is hoping to secure a competitive 9% tax credit allocation from Florida Housing Finance Corporation in the near future.
